GREENWOOD VILLAGE | THE MITCH LAZAR TEAM
The Preserve at Greenwood Village: Homes, Prices and Life Inside
THE SHORT ANSWER
The Preserve is a community of custom estates in Greenwood Village, built around 55 acres of protected wetlands and open space along Greenwood Gulch, with a median sale of about $3.1 million over the last 12 months per REcolorado. Mitch Lazar has lived in The Preserve since 2010 and has represented clients in seven Preserve sales since April 2025, including 4090 Preserve Parkway at $5 million, among the highest sales in the community in that stretch. This page is written from inside the neighborhood, not from a report about it.
From Inside the Neighborhood
Mitch moved into The Preserve in 2010 and has raised his family here. That matters for a practical reason: the things that decide a sale in this community, which streets back to open space, which sections have the larger lots, what the covenants actually restrict and what they quietly allow, how the pool and tennis membership works, which homes were built by which builders, are not in the MLS. They are learned by living on the streets and watching what turns over.
Mitch has also served as president of The Preserve homeowners association since 2020, which means the covenant questions, assessment history and community projects that buyers ask about are questions he deals with directly rather than researches after the fact.
The other thing living here provides is timing. In a community that sees roughly twenty sales a year, most of the best homes are spoken for before a sign goes up. Neighbors mention they are thinking about a move long before they list. Being part of the community is how the team hears about it first.

Living in The Preserve
The Preserve was planned around the land rather than over it. Set amidst 55 acres of pristine wetlands and open space along Greenwood Gulch, including the Marjorie Perry Nature Preserve, the neighborhood serves as a peaceful retreat while keeping the Denver Tech Center minutes away. Many homes back to protected green rather than to another house, and the deer and red-tailed hawks are permanent residents. The effect is a place that feels rural at the edges while sitting in the middle of the south corridor.
Living here embraces an active outdoor lifestyle. Residents enjoy exclusive access to a Jr. Olympic sized pool, private tennis courts, a pavilion for community gatherings, and playgrounds, plus trails that wind through the neighborhood’s scenic open spaces and connect directly to the High Line Canal, the 71 mile trail that threads through the south corridor. Cherry Creek School District serves the community, which is a significant part of why families move here and stay. Downtown Denver is just a 30 minute drive away, and the majestic Rocky Mountains can be reached in about 90 minutes, making this community a perfect balance of tranquility and convenience. Greenwood Village’s upscale shopping, dining and Cherry Creek State Park sit just outside the neighborhood.
The Homes
Nearly every home in The Preserve is a custom-built estate on an expansive lot, most dating from the 1990s through the 2010s and typically 5,000 to 8,000 square feet. The architecture is remarkably varied, with lush landscaping, mountain views from many lots, high-end finishes and outdoor living spaces built for entertaining. Because there is no production housing, no two sales are alike, and comparable analysis here rewards someone who has walked the streets rather than pulled a report. Recent years have brought a wave of full renovations as original owners modernize rather than move, which has steadily raised the ceiling on finished quality. The community was developed by Koelbel and Company, the Denver developer that guided The Preserve for more than three decades, with individual homes designed and built by many of the metro’s leading custom builders, which is why no two streets read alike.
Why Inventory Stays Scarce
The Preserve is finite and fully built out: Koelbel’s final custom homesites sold out in 2024, so no new lots are coming and every future sale here is a resale. Owners tend to stay a long time. That combination keeps active listings low in almost every market, and it is why well-prepared homes here often go under contract quickly even when the wider metro slows. In our experience the constraint on this market is supply rather than demand.
