Denver Luxury Real Estate: Which Neighborhood Is Right for You?
THE SHORT ANSWER
Metro Denver is not one market, it is a dozen, and they behave very differently. Estates on acre lots in Cherry Hills, custom homes around open space in Greenwood Village, Tudors and teardowns in Hilltop, bungalows around a great park in Wash Park, lock-and-leave condos in Cherry Creek, gated golf living in Castle Pines. This page is the map. Below, each neighborhood we work in, what it costs, and who it tends to suit.
Two Markets Running at Once
The most useful thing to understand about Denver right now is that the market has split. Metro-wide, closed sales fell nearly 12 percent in July and the median price slipped to $605,000, with inventory near 14,000 active listings. Buyers below roughly $1 million have real leverage for the first time in years. Above that line, the picture inverts: luxury homes went under contract in a median of 17 days, faster than the metro overall, and luxury condo sales rose 81 percent year over year. Both things are true simultaneously, and which one applies to you depends entirely on price band and neighborhood.
The South Corridor
This is where our team does most of its work. Cherry Hills Village is the metro’s highest price point, one-acre minimum lots ten minutes from downtown, currently carrying an unusual amount of ultra-luxury inventory. Greenwood Village offers large-lot custom estates with Cherry Creek schools and the Tech Center on its doorstep, including the enclave of The Preserve, built around 55 acres of protected open space. South of both, Centennial delivers much of the same school access and convenience for meaningfully less money.
Central Denver
Closer in, the character changes from acreage to architecture. Hilltop pairs 1930s Tudors and midcentury ranches with an active teardown-and-rebuild market, on high ground with front range views from Cranmer Park. Washington Park wraps bungalows and Denver squares around one of the country’s finest urban parks, splitting into a pricier east side and a more active west side. Observatory Park is smaller and quieter, canopied streets around a historic observatory next to the University of Denver. And Cherry Creek is where buyers go for walkability and lock-and-leave condos, the fastest moving segment in the metro right now.
The Rest of the City
Denver rewards knowing the whole map, not just the luxury pockets. Downtown is the bustling epicenter of entertainment, dining and nightlife, with sleek high-rise condominiums offering modern living and city views. Nearby, the historic neighborhoods of Capitol Hill and Cheesman Park hold charming Victorian homes on tree-lined streets. West Highlands is known for its trendy boutiques, top-rated restaurants and historic bungalows, while Sloan’s Lake offers waterfront living around its namesake park with mountain views and a mix of modern townhomes and midcentury homes. RiNo attracts younger buyers with lofts, galleries and breweries, and Central Park, the master-planned community formerly known as Stapleton, combines modern homes, family-friendly parks and excellent schools with sustainability and walkability in mind. We are glad to point buyers toward any of them, even where our own work is concentrated further south.
South of the Metro
For buyers who want privacy and security above all, Castle Pines Village in Douglas County is the benchmark: a fully gated community of roughly a thousand custom homes among the pines, with two championship golf courses inside the fence and the Tech Center twenty minutes north. The wider South Denver region, from Castle Rock through Highlands Ranch and Lone Tree, offers more house per dollar the further south you go. And for buyers looking beyond the metro entirely, Boulder sits thirty miles northwest, and our Rocky Mountains guide covers second homes in Summit, Eagle and Grand Counties.
Relocating to Denver
If you are moving here from out of state, the questions are usually the same: which neighborhoods have the strongest schools, how long is the commute really, and where does my budget go furthest. Mitch has lived and worked abroad for fifteen years and holds dual citizenship, and relocation clients make up a meaningful part of the team’s work. We are glad to walk through the comparison before you ever book a trip.
