Greenwood Village, Colorado: A Luxury Real Estate Guide

THE SHORT ANSWER

Greenwood Village is the heart of Denver’s south corridor: large-lot estates, protected open space, Cherry Creek schools and the Denver Tech Center minutes away. Sales range widely, with a citywide median around $1.57 million over the last 12 months, from established ranches to custom estates in enclaves like The Preserve and Bateleur. It is where our team is based and where we do the majority of our business. Mitch Lazar lives in Greenwood Village, in The Preserve, and has represented the sellers of seven Preserve homes since April 2025, from $2,550,000 to $5,000,000, per REcolorado.

Living in Greenwood Village

Greenwood Village is unusual among Denver suburbs in that it deliberately did not densify. Much of the city is zoned for large lots, many an acre or more, with horse properties still scattered among newer estates. The result is a place that feels open and green while sitting directly on top of the Denver Tech Center, one of the metro’s largest employment centers, and a straight run up I-25 to downtown.

Numerous parks, scenic trails and recreational spaces enhance the city’s appeal. Cherry Creek State Park, a local favorite, provides miles of hiking and biking trails, water activities and open space, while Westlands Park offers sports fields, a playground and a scenic pond, and the High Line Canal threads through it all. Cherry Creek School District serves nearly all of the city, a combination that keeps families here through multiple moves rather than leaving for another suburb.

Greenwood Village is also a working city, not just a residential one. As home to the Denver Tech Center it hosts headquarters and offices for numerous national and international companies, yet it retains a strong sense of community and safety. Belleview Promenade and The Landmark anchor the shopping and dining scene, Fiddler’s Green hosts the summer concert calendar, and country clubs, galleries and community events round out a lifestyle that caters to families, professionals and retirees alike.

The Enclaves: Preserve, Bateleur and Beyond

Greenwood Village is not one market but several. The Preserve is the best known, a custom-home community wrapped around 55 acres of open space. Bateleur is smaller and more private, with a handful of large estates. Beyond the named enclaves, streets like Preserve Parkway, Forest Lane and East Iris Court carry substantial custom homes on generous lots. Each pocket prices differently, and knowing which is which is most of the job.

The Homes

Housing here spans four decades of building. Original 1970s and 1980s ranches on large lots still trade, often to buyers planning to renovate or rebuild. Alongside them are 1990s and 2000s custom estates of 5,000 to 8,000 square feet, and a steady stream of new construction replacing older homes on premium lots. Lot value versus finished value drives many sales, and pricing that spread correctly is where local experience matters most.
