Centennial, Colorado: The Corridor’s Best Value
THE SHORT ANSWER
Centennial offers much of what makes the south corridor desirable, top schools, trails, DTC access, at a meaningfully lower price than Greenwood Village or Cherry Hills. The citywide median sale was about $650,000 over the last 12 months. It is the answer for buyers who want Cherry Creek School District and a short commute but do not need an acre, and it is where a great many corridor families actually live.
Living in Centennial
Centennial is one of Colorado’s newer cities, incorporated in 2001 from established unincorporated Arapahoe County neighborhoods, which is why it feels settled rather than new. It runs east to west along the southern edge of the corridor, with the Denver Tech Center at its northwest shoulder and easy access to I-25 and C-470 giving residents seamless connectivity to downtown Denver and the mountains. Outdoor life is a real part of the appeal: the Highline Canal Trail and Cherry Creek State Park serve hikers, cyclists and anglers, and Centennial Center Park, a 23 acre space with water play areas, picnic shelters and an outdoor amphitheater, hosts community events and summer concerts. The Streets at SouthGlenn provides the town center that many suburbs lack, with everything from boutique stores and fitness centers to fine dining.
Schools are the main draw. Much of Centennial sits in Cherry Creek School District, with the western portion served by Littleton Public Schools, both consistently strong. For families weighing school quality against price, this is usually where the math lands.
The Value Case
The honest comparison is with Greenwood Village immediately to the north. Same district in much of the city, same highway access, similar trail networks, and substantially more finished square footage per dollar. What you trade is lot size and prestige: Centennial lots are typically a quarter acre rather than an acre, and the housing stock is predominantly 1970s through 1990s subdivision building rather than custom estate. For many buyers that trade is obviously worth making, and for others it is not, which is a conversation rather than a calculation.
The Homes
Housing runs from 1970s two-stories and ranches through 1990s and 2000s subdivisions, with pockets of newer infill. Each neighborhood has its own appeal: Willow Creek and Homestead are sought after for their family atmosphere, tree-lined streets and community pools, Piney Creek and Heritage Greens carry the larger custom homes with golf course views, and Foxridge and Southglenn offer walkable streets and the friendliest entry points. Renovated homes in the strongest school attendance areas command clear premiums, and understanding attendance boundaries matters more here than almost anywhere else in the corridor.
