The South Metro Denver housing market experienced a strong spring resurgence in April 2024, with rising home prices, expanding inventory, and steady sales activity. According to the latest April 2024 SMDRA report (South Metro Denver REALTOR® Association), market momentum is building just in time for peak buying season.


April 2024 South Metro Denver Real Estate Market Highlights

New Listings:

  • Jumped 26.8% year-over-year, with 5,771 homes listed compared to 4,552 in April 2023.

  • This major increase signals strong seller confidence and offers more options for buyers.

Pending Sales:

  • Rose 4.6%, reflecting ongoing strong buyer demand.

Closed Listings:

  • Stayed virtually identical to last year, with 3,635 closings versus 3,634 in April 2023.

Median Home Price:

  • Increased 4.5% year-over-year to $601,110, compared to $575,000 in April 2023.

Median Days in MLS:

  • Held steady at 8 days, confirming that well-priced homes continue to sell quickly.

Weeks of Inventory:

  • Increased to 8.5 weeks, up from 5.1 weeks a year ago, giving buyers a bit more negotiating room.
